What Counts as an Urgent Repair?
Examples under the Residential Tenancies Act include:
- Burst hot water system
- Blocked or broken toilet
- Gas leak or dangerous electrical fault
- Serious storm, roof, or fire damage
- Essential service failure (heating, water, cooking, cooling)
- Serious water damage or flooding
- Mould, pest infestation, or property made unsafe
- Faulty smoke alarms or pool barriers
- Lift/staircase failure
- Broken fixture causing significant water waste
- Non-compliance with minimum rental standards
Important Notes
- Rent must still be paid while awaiting repairs
- Urgent repairs must be responded to within 24–48 hours
- If damage is due to renter misuse, you may be charged for the repair (invoiced by Ray White Ringwood, payable within 14 days)
- Non-urgent repairs must be reported in writing to your Property Manager or via the renter portal
