What Counts as an Urgent Repair?

Examples under the Residential Tenancies Act include:

  • Burst hot water system
  • Blocked or broken toilet
  • Gas leak or dangerous electrical fault
  • Serious storm, roof, or fire damage
  • Essential service failure (heating, water, cooking, cooling)
  • Serious water damage or flooding
  • Mould, pest infestation, or property made unsafe
  • Faulty smoke alarms or pool barriers
  • Lift/staircase failure
  • Broken fixture causing significant water waste
  • Non-compliance with minimum rental standards

Important Notes

  • Rent must still be paid while awaiting repairs
  • Urgent repairs must be responded to within 24–48 hours
  • If damage is due to renter misuse, you may be charged for the repair (invoiced by Ray White Ringwood, payable within 14 days)
  • Non-urgent repairs must be reported in writing to your Property Manager or via the renter portal
